This month’s Love Local video was filmed from Gannan Park in Ryde where we are getting ready for the City of Ryde’s annual Cinema in the Park event. The first of the three Saturday movies is on Saturday 14th April from 5pm at Gannan Park where they will be playing Ferdinand. It is sure to be a great night with food trucks and entertainment onsite. Just remember to pack a picnic blanket or chair so you are comfortable when watching the big screen. If you can’t make this Saturday don’t worry because there is also Jumanji playing at Anzac Park, West Ryde on Saturday 21st April and Boss Baby playing on Saturday 28th April at Yamble Reserve, Ryde.
Over to real estate, it was a great March and now that the Ryde has finally found it’s feet we have sold 10 properties in the last 30 days. In March we had 577 group inspections of our local properties and it’s fantastic to see the quality of buyers inspecting in addition to the overall activity in the market. A property that really stood out in the marketplace was the sale of 26 O’Keefe Crescent, Eastwood. This home had 118 inspections which is a massive number for an upper end property around that $3 million mark. It sold post auction achieving a great result for our owners and I’m sure the purchaser is excited to call this brand new contemporary house their home.
The middle market is also going really well in the local area. In the past few weeks we have seen some amazing results. To mention a few the sale of 12 Elliott Avenue, East Ryde which sold for $1,601,000, 3 Meta Street, Ryde which sold for $1,602,000 and 57 Trevitt Road, North Ryde which sold for $1,640,000. These homes were all brick and tile homes with scope for future improvements.

In real estate news, we have had a massive start to 2018 selling 9 properties in 3 weeks. It is great to see there are still plenty of amazing results being achieved in the local area. A stand out sale would have to be the sale of 10 Ellen Street, Ryde. This property sold prior to auction for $2,850,000. Another property that is worth mentioning is the sale of 29 Minga Street, Ryde. Throughout the campaign we had 169 group inspections and although this home passed in at auction we managed to sell it the day after delighting both our owners and purchaser. The third sale I would like to mention is 22 Bright Street, Ryde. After being on the market with another agent for 2 months we were able to sell it to a buyer from our database and allow these owners to move to the next stage of their life.
The market has definitely tightened up since 2017 but I am confident with the right strategy and qualified buyers you can still get a great result in 2018. On average we are receiving between 60-80 enquiries a day which shows us buyers are still out in force.
